Factory Setup - Procedure and Experiences.

Hello Friends, is anyone of you thinking to start a factory?

I will share my experiences and procedure for starting a factory in Maharashtra.

Tips;


  • First of all prepare your mindset that it will take atleast 2 years to get functional.
  • Hire a Consultant.
  • Do not read the citizen charter column of MIDC, no work is done in the time frame. 
  • Keep a lot of Money in CASH, you will defiantly need that.


Step One;

Go to MIDC Regional Office, try and find out where are the available land for your Industry, But dont expect a very positive and detailed reply from the MIDC Babus.

Hire an Industrial Consultant who can do your MIDC work.

Experience;

I had visited MIDC for land since February 2011. For 3 long months i got one few repeated answers.

Ans 1; There is no land available.
Ans 2; First apply for land and then we will inform you about availability. (well this application requires us to mention the MIC area in which we want land)
Ans 3; Sahab nahi hai.

Finally and luckily, when i was about to drop the plan of setting up a factory, i met a person while plying cricket, he gave me a contact no of a MIDC Agent.

The Agent within 2 days told me the availability of land in few MIDC areas.

Step Two;

Get a SSI certificate from the concerned DIC, Prepare a project report, fill up the online application,get a printout of all, submit it to the MIDC RO with a DD of Rs. 2000/-.

Experience; 

It looks very simple, but it is not. Keep everything acknowledged by the MIDC office, like taking received stamp with date on the copies of the documents submitted.

MIDC office are very good at misplacing files. 

Step Three;

Wait for the communication from MIDC.

Experience;

Here wait doesnt means simply waiting, you need to keep buzzing the MIDC babus.

Eventually a meeting will be called and your interview will be taken. These people will decide whether you will get a plot or not.

You will get an offer letter asking you to pay 50% of the land value.

And next will get an allotment letter asking you to pay the rest of the amount.

Well it seems simple, i had to struggle for about one year to get these 2 letters.

Step four;

Get the agreement ready from the MIDC.
Pay the Stamp Duty.
Get your agreement registered.
Get the Possession receipt.

Experience;

Again, just do not go on the face value of the STEPS. You really need to fight with babus for all these documents and stamps.

I actually started meeting my clients in MIDC office. I used to show up in the MIDC RO as early as 1015 hours and used to stay there till the lights are off.

Even for one signature they will take 3-4 working days.

Never expect the MIDC babus to start the communication, you have to buzz the all around, even when they say that they will call you, dont believe, they never do.

Finally with all these procedures done, You get the Land.
It took me 15 Months even after applying all sorts of pressure on them.

Step Five;

Get an architect who does MIDC works, design your plant and submit it for approval.
Meanwhile apply for Pollution's control NOC and FIre NOC.

Experience;

They take a long time just to give a signature on your map, even when everything is correct as per their rules.

Step Six;

Get he approval and start building your Plant.
Meanwhile apply for electricity and Water connections.

My plant is at the moment in STEP SIX.

Well you really feel like a war won when you successfully deals with govt babus.
